Design review

A commitment to consistent qualities in the physical appearance of the community, architecture and landscape is critical to our success. Baseline’s Design Review Committee (DRC) is here to ensure the inspired vision and ambitious placemaking goals for the Master Planned Community are met, and to assist applicants as they navigate the City and County of Broomfield’s permitting process.

Baseline’s DRC reviews proposed projects within the Master Planned Community for compliance with the Performance Standards. The intent of these guidelines is to encourage creative individual site planning, architectural and landscaping statements that, when viewed as a whole, produce an equally outstanding environment. Achieving a genuine sense of community and harmony between the natural and built environment. All improvements within the Master Planned Community are required to be reviewed by the DRC prior to being submitted to the City and County of Broomfield, including (but not limited to): site, architecture, landscape, lighting and signage.

Metro district information

Community powered.

Homeowners at Baseline benefit from the ongoing improvements and the lasting value that is created by the Metro District. The Metro District ensures infrastructure and improvements are up to standard, and that homeowner tax dollars are being spent wisely. Consisting of an elected five-person board and recognized by the State of Colorado, Baseline’s Metro District is a governmental entity responsible for financing the infrastructure needed to create this new community, and for overseeing maintenance and improvements to open space, parks, detention ponds and other features. This is paid for through homeowner property taxes, collected through a Mill Levy. We encourage you to learn more about Metro Districts during your homebuying journey.
